There is a definite focus on your comfort and complete enjoyment when staying at Lower Meads. The Stables is presented to an exceptional standard, is light and extremely spacious, enjoys an outstanding outlook and there is the use of a relaxing outdoor swimming pool by arrangement with uninterrupted views south towards the South Downs.

The owners are keen to enhance your stay and provide you with home grown fruit and vegetables from their beautiful two acre garden during the growing season. They will also provide locally sourced food wherever they can as a small welcome hamper on your arrival, together with a range of complimentary locally sourced bath products. It adds up to a welcome that we feel guests will thoroughly appreciate.

The Stables is located in the heart of the South Downs National Park with outstanding views south towards Harting Down. It is on the southern fringes of the small village of Rogate and enjoys a rural and peaceful setting.

The accommodation is on one level with the sitting room, kitchen and entrance hall occupying the centre of the property with the two bedroom suites at either end. The space here is exceptional making it a perfect and relaxing base for up to four people. The sitting room has doors that open out onto the terrace that leads to the private garden area set aside for guests. The sitting room is full of books, games and local information to help you really enjoy your stay. The kitchen is comprehensively equipped and with a separate utility room provides everything you will ever need.

The principal bedroom suite has a king sized double bed and has views over this wonderful garden and to the Downs beyond. The bathroom has both a bath and a separate shower cubicle which is an excellent size. Bedroom two is fitted with twin beds and a bathroom with a bath and shower attachment above. In addition to the two bathrooms there is also a cloakroom off the main entrance hall.

Rogate and beyond


Rogate is a small Sussex village found just a couple of miles inside the county border with Hampshire. Parts of the church date from the 12th Century. The Stables is a mere 400 metre stroll along a quiet lane to the centre of the village, where this is both a local shop and village pub.

The market town of Midhurst is five miles to the east. The grand Tudor ruins of Cowdray House form an imposing backdrop to Midhurst, a market town full of character and old world charm. The town is home to many fine 17th and 18th century buildings and provided the setting for many stories by past resident HG Wells. Today Midhurst is closely associated with Cowdray Park well known for the Polo held from spring onwards and in particular the Gold Cup events which are hosted every summer.

Head due south from Rogate and you quickly reach South Harting one of the most picturesque of the villages that sit at the foot of the scarp slopes of the South Downs. The village is overlooked by Harting Down which rises to 229 metres (751 feet) offering panoramic views to the north and south to the English Channel and the Isle of Wight. Up here you are right on the South Downs Way the 100 mile long distance path between Winchester and Eastbourne.

In a unique setting on the top of the Downs close to Harting is Uppark House and Gardens. Owned by the National Trust it is an elegant Georgian House with a famous Grand Tour collection which includes paintings, furniture and ceramics. The Queen Elizabeth Country Park just south of the market town of Petersfield, is Hampshire’s largest country park with 20 miles of trails for walkers and cyclists. The Park includes the Butser Hill National Nature Reserve which is the highest point on the South Downs and is effectively bisected by the South Downs Way.

The Stables is also ideally placed for travelling further afield with easy access to Portsmouth, the Historic Dockyard and Gun Wharf Quays. There are also excellent rail links from Petersfield to London Waterloo making a day trip to the capital very accessible.
