A charming and cosy annex to a Grade II listed house with an open fire and private garden area; a peaceful location, ideal for walkers and couples

Kingfisher Cottage is in a delightful location overlooking a small private lake and set in mid-Sussex with easy access to Lindfield, Haywards Heath and many local attractions.

The cottage is charming and full of character with the living area having a wood fire at its centre, beamed ceilings and leaded windows overlooking the grounds. There is a comfortable sofa and also a dining table for two in this room, the large screen television has Freeview channels available. The kitchen is fully fitted with an oven and hob, fridge and microwave for all your dining needs although there is also a wide selection of local hostelries and restaurants within a mile.

The bedroom is on the first floor and has a double bed with lovely encompassing views of the countryside. The bathroom is small but perfectly formed with a shower cubicle, WC and basin.

Outside, Kingfisher Cottage has its own private garden area with a table and chairs; a perfect spot to watch the birds swooping over the lake and, if you are lucky, you may spot the infamous kingfishers. There is allocated parking for the cottage.

Lindfield and beyond

Kingfisher Cottage is set in lovely countryside yet is just one mile from Lindfield, one of the prettiest villages in Sussex. Lindfield has a rich historic and architectural heritage. The ancient High Street, which is lined with lime trees, has over forty medieval and post medieval timber-framed houses with many individual shops, restaurants and pubs. At the bottom of the High Street is a natural spring-fed pond with fish, ducks, and herons which is a lovely spot to sit at and watch the world go by.

Being so central in the county it is an ideal location to enjoy everything on offer in Sussex including Borde Hill, which has been described as 'One of the country's truly great gardens' by Country Life Magazine. It boasts outstanding views across 200 acres of Grade II listed parkland and woodland and also has a nationally important collection of trees and shrubs that includes 80 champion trees. The formal garden is planted as distinctive 'rooms' each offering an abundance of colour and interest throughout the year.

Five miles from Kingfisher Cottage is Sheffield Park which has internationally renowned landscape garden and parkland. Magnificent 'Capability' Brown landscaped garden, waterfalls, cascades and four large lakes. There is a profusion of colour all year, including bluebells, rhododendrons and trees with spectacular autumnal colours. Sheffield Park is home to the National Collection of Ghent azaleas. The Bluebell Line was the UK's first preserved standard gauge passenger railway reopening part of the Lewes to East Grinstead line in 1960. It has developed into one of the largest tourist attractions in Sussex yet remains true to its objectives of the preservation for posterity of a rural branch line. Travel from the Victorian era at Sheffield Park, to the 1930's at Horsted Keynes and to the 1950's at Kingscote.

Head north into the rolling Sussex Weald and you soon reach Ardingly Resevoir. It is a large expanse of natural water and an area of outstanding natural beauty. There are plentiful walks around the reservoir and for those who enjoy watersports it is a haven of activity for sailors, windsurfers and canoeists. Just a little further north of the reservoir and you could be visiting Wakehurst which is is one of the National Trust’s most visited places as it is the country home for the Royal Botanic Gardens Kew. It is a feast for the senses, Wakehurst features natural woodland and lakes, formal gardens, an Elizabethan house and the 21st-century architecture of Kew's Millennium Seed Bank which contains conserved seeds from ten per cent of the world's plant species.

With good communication links to Brighton, both the south coast and the South Downs are a short distance away while a day trip to London by rail is so easy from nearby Haywards Heath.
