On the West Sussex Hampshire border and next to Chichester Harbour and the South Downs, this is a very comfortable house for up to eight guests

Here is somewhere that gives you space and tranquility yet places you in the ideal location for Chichester, Portsmouth and the South Downs. Located in the picturesque village of Westbourne, the home of British astronaut Tim Peake, it is just north of Emsworth and the beautiful Chichester and Langstone Harbours, areas of outstanding natural beauty.

This architect designed house has remained in the same family for three generations and is presented very well and has been sympathetically updated with a new bathroom and kitchen. The house is bordered by a tranquil stream on both sides of the garden that lead towards a meadow beyond. A mature garden with willow trees and open lawn it is a relaxing place to unwind.

Please note that due to the setting this property might not be suitable for families with very young children because of the open streams..

The downstairs forms a spacious living space that overlooks the garden. The dining area is offset from the lounge with its focal fireplace and there is also the option to eat in the garden conservatory. The kitchen is modern and fully equipped which includes provision of a coffee maker.

Upstairs there are four bright bedrooms. Two bedrooms are fitted with king sized double beds, and two with twin beds. There is one family bathroom which has a large shower bath and a power shower fitted above. Downstairs there is also a large cloakroom.

The village is in the far west of Sussex on the border with Hampshire, and the River Ems which flows beside the house, in the past was called 'Bourne' leads to the name Westbourne. It was once a small market town with activity focussed around the square, today it is remains a picturesque village that retains active at heart.

Emsworth just two miles to the south is a quiet and attractive town and the gateway to Chichester Harbour. Popular with sailors, artists, bird watchers and walkers, there is something for everyone to enjoy. A walk around the town will delight you with attractive streets lined with a mixture of architectural styles and high walled gardens and stunning harbour views. In North Street, Emsworth Museum displays the history of the area and includes books, pictures, clothing, ships and models and an area devoted to P G Wodehouse who lived in Emsworth. The area has a long association with oyster fishing and in the summer trips can be taken on the last remaining oyster boat, The Terror. In 1964 Chichester Harbour was designated an Area of Outstanding Natural Beauty.

Portsmouth, the Spinnaker Tower and Gunwharf Quays are all just a short drive away to the west, while the cathedral city of Chichester is just six miles to the east. The village borders the South Downs National Park in Hampshire and the rolling downland hills are quickly visible when heading north.

Great place to stay

"Lovely light and airy house. Comfy beds, comfy sitting room, great garden and all very clean. Ticked all our boxes. The owners were so helpful. We asked them to mow the lawn before we went as our Pekingese can't manage long grass and they did. I asked also if they happened to have a summer duvet as I have a skin condition and find usual duvets way too hot. They provided me with a brand new one, wonderful! These two requests made so much difference to our holiday, can't thank them enough. Lovely area lots to see. Would definitely recommend and would stay here again if we holiday in Sussex another time."

"Lovely house and huge garden. Very spacious and comfortable. It is well located for coast and the downs. There is a very pleasant walk from the house to Emsworth and Chichester Harbour."

Home from Home

"A very pleasant warm & comfortable house with plenty of room to enjoy time together or in separate areas according to how you want to spend time. Lots of nice touches including all the relevant tea, coffee, dish washer and washing necessities included and also hand washing and shower gel! Lots of nice sofa's and chairs to sit on in the lounge unlike a lot of properties. Lovely big Garden although we couldn't enjoy it as much as we would have liked due to the weather. Property ideally located for exploring the surrounding area and attractions. Thank you. "

Comfortable and warm

"We stayed here early in December, when our home area suffered heavy snow. Luckily for us Lazy Meadow had none. The weather was awful though, with either a lot of rain, frozen ground to walk on, or cold winds to endure. The house was warm and the furniture cosy. The owner Alex quickly sorted out some minor problems we found and couldn't have been more helpful. The kitchen was very well equipped. The garden is in need of a good tidy up. "

Family holiday

"Lovely house. Plenty of space for us all. We enjoyed the very large back garden. The road at the front of the house has little traffic, so the location is very quiet though you can hear the distance hum of the A27. It was possible to walk to Emsworth along pleasant footpaths. Lots of places to visit and activities to do in the surrounding area. The nearby Coop is very well stocked. "

Short break at Easter time

"Really enjoyed our stay at Lazy Meadow! The house was spotless and equipped with everything we needed, lots of space and light! The garden was simply fabulous! We enjoyed relaxing there and didn't feel to need to be out and about all of the time. A lovely village location with lots of facilities close by. We enjoyed great weather too!!!"
