A stunning barn conversion, perfect for families and small groups, set in the heart of the beautiful Sussex countryside

The double-height combined living and dining area of The Old Granary is truly the heart of this stunning conversion with beamed ceilings and delightful views to the surrounding gardens. There is a comfortable sitting area in the lounge with a large projection screen available for evening viewing. Entertainment is provided with both Sky television, Blueray DVD and a Sonos sound system. The large dining table can seat up to 8 and would be perfect for celebratory or festive meals.

The light and spacious kitchen has a central island which is a great spot for breakfast before heading out to enjoy the local area. It is fully fitted with a large electric range, dishwasher, fridge, freezer and a washing machine. There are ample kitchen utensils and crockery to ensure, should you wish, that every meal can be catered for (although with a local pub nearby you may want to relax and let someone else take on the burden of cooking!).

The spacious ground floor bedroom has a superking double bed which can be twin bedded on request and its own access door leading to the wonderful rear gardens. Leading on from the bedroom is a dressing area with a small settee and this then leads to the ensuite bathroom with a bath and shower overhead.

There is a study room also on the ground floor which has a sofa bed available (at a supplement of £75.00) should you have an additional guest or require more flexible sleeping arrangements. There is a wet room shower ensuite to this area.

There are two individual staircases to the upstairs bedrooms. The principal bedroom has a superking double and a large ensuite bathroom with a roll top bath and separate walk in shower. The second, first floor bedroom also has a superking double bed (which can be twin bedded on request) and a walk in shower in the ensuite bathroom. Between these rooms is a quirky area with bean bags and a television; a perfect little hideaway for younger guests.

Outside The Old Granary, the large garden area is surrounded with trees and the lawned area is ideal for children to play. The terrace has a large gas BBQ available for guests and an outside table and chairs in the summer months.

**Please note that there is an open pond in the surrounding grounds so parents of young children should be aware.**

There is an allocated parking area and also a storage area available for bicycles

Fletching and beyond

The Old Granary is located in a wonderful countryside location near to Sheffield Park with its multitude of paths and resting spots dating back to the 18th century. Copses of trees are dotted around the hillside, attributed to 'Capability' Brown and creating the English landscape appearance he was so famous for. While walking in the parkland you will often hear the sound of the steam trains approaching on the Bluebell Railway, and spot the tell-tale sign of clouds of steam through the trees. At such moments, it is easy to imagine that this landscape has remained largely unchanged for the last 100 years.

The Bluebell Railway is right next door to the gardens at Sheffield Park. It is the preservation of a local branch line and runs north through Horsted Keynes to Kingscote recreating life on a branch line over different periods from the Victorian era at Sheffield Park right through to the 1950’s at Kingscote Station. Ashdown Forest, which is a ten minute drive from The Old Granary, is an ancient area of tranquil open heathland occupying the highest sandy ridge-top of the High Weald Area of Outstanding Natural Beauty. It was first enclosed as a royal hunting park in the thirteenth century but is now an area of over 5000 hectares in which fallow deer have flourished. This is the place, most famously, which was the inspiration for A.A.Milne's lovable character Winnie the Pooh and you can walk to the infamous bridge and play a round of 'Pooh Sticks' .

Fifteen minutes further north and you can also discover Wakehurst Place which has been cared for and developed by the Royal Botanic Gardens, Kew for the last 50 years. It is both a Grade II listed heritage garden of great beauty and a beacon of botanical and horticulture and nature conservation.

The historic market town of Lewes is a twenty minute drive from The Old Granary and it is a fantastic place to visit - full of cafes, restaurants and bars. The River Ouse flows through the town dividing it into two areas between Cliffe High Street presented in beautiful period style with its gateway, a paved bridge, crossing the river and the main High Street that heads up the hill. The castle at the top of the town is open to visitors as is the Barbican Museum opposite. It offers a peaceful area immediately off the High Street. In the town’s Southover district is Anne of Cleves House which is also open to the public. It was left by Henry VIII as a settlement in their divorce. Visiting Lewes on the first Saturday of the month is recommended when the thriving Farmers’ Market comes to town with lots of delicious fare on offer!

Continue on twenty minutes from Lewes and you will be at the Sussex coast. Visit the vibrant city of Brighton with its lively and cosmopolitan atmosphere or head further east towards the traditional seaside town of Seaford - there is something for everyone here!
